18 Jun Poipu – 20 Years of Sales Stats
Here is a 20 year snapshot of Real Estate Sales on the South Side of Kauai. The overall
number of sales dropped dramatically in 2008 for Land, Homes and Condos.
Condo median prices slowly fell as supply outpaced demand. In 2012 the median price
for a condo was nearly half that of 2006, some of which can be attributed to the overall
price point of the Kiahuna Plantation. While we saw a bit of a spike in sales at the end
of April, we’ve gone into a slowdown to start the summer. The end of tax season typically
generates an increase in sales as investors are able to finalize their available financial capital,
and the start of summer is usually slow as families concentrate on vacation plans. South
Kauai Real Estate sales are driven in large part by mainland investors, and if the numbers
are any indication, the amount of income available for second homes has not yet recovered
to the level that we saw 10 years ago. Some people may say that this is a perfect time to buy,
before the market rises again.
